Most Miami remodels start with the association, not the contractor

A large share of Miami renovation happens inside condominium and apartment buildings, and that changes the order of operations completely. Before a permit application is filed, the association usually has to approve the plans. Many buildings also set conditions on the contractor — licensing, insurance limits naming the association, approved work hours, elevator scheduling, protection of common corridors, how debris leaves the building.

None of that is unreasonable, but it is where unit renovations go wrong. A contractor who has only worked on single-family houses will hit the first architectural review and lose a month.

Flooring, sound and the rules nobody reads until later

Most Miami condominium documents set a minimum sound rating for hard flooring assemblies, and specify underlayment accordingly. Owners find this out after they have chosen tile. We check the building’s requirements before selections are made, because replacing an installed floor is the most avoidable cost in a condo renovation.

HVHZ and Miami-Dade product approval

Miami-Dade sits in the High-Velocity Hurricane Zone. Every exterior window, door and roof assembly has to carry approval rated for the zone — a Miami-Dade Notice of Acceptance or an equivalent Florida Product Approval. If you are replacing impact glazing in a unit or a house, the product approval number is part of the permit, not an afterthought.

Separately, Florida’s building safety law introduced milestone inspections and structural integrity reserve studies for qualifying condominium buildings. If your building is going through one, it can affect what work an association will approve and when. We ask about it early rather than discovering it mid-project.
