Hurricane and coastal requirements

Broward is in Florida’s High-Velocity Hurricane Zone, so exterior windows, doors and roof assemblies need product approval that’s valid for that zone. In oceanfront areas, salt air affects what we specify. Near waterways, flood elevation can affect the plan.

Waterfront and canal homes

Broward County has many homes on or near canals and the Intracoastal Waterway. On these lots, flood zones and elevation can affect additions, major renovations and new construction. We review them with your survey at the start, because they can change both the plan and the budget.

Remodeling across Broward

Broward’s cities generally run their own building departments, so the permit process depends on your address. Our kitchen remodeling, bathroom remodeling and home additions projects all begin by confirming that office’s requirements. For condominiums, we also review association rules on work hours, deliveries and sound control.

Building here now

We are the general contractor on a new two-story custom home in Fort Lauderdale with about 4,557 square feet of air-conditioned space. The build covers auger cast piles, roof structure, windows and doors, mechanical systems, interiors and a pool.

Common questions

Is all of Broward County in the High-Velocity Hurricane Zone?

Yes. Broward and Miami-Dade counties are both in the High-Velocity Hurricane Zone, which sets stricter requirements for structure, roofing and openings.

Do you build custom homes in Broward?

Yes. We are currently the general contractor on a new custom home in Fort Lauderdale.

Can I add on to a home near the water?

Often, yes, but flood elevation and setbacks can shape what is possible. We check both before design moves forward.
